Brackenrig Bay, Lake Rosseau
MAI Dream Developments was involved with this project from the land purchase to Occupancy over 4-year period.
This unique piece of land offered some amazing, grandfathered opportunities, including building 20’ from shoreline, building on a neighbor’s property line, and 95’ dock widths.
Along with these opportunities came significant planning complexities. We worked with local planners, designers, engineers, and the township to fit a square into a circle, horizontally, laterally, and even vertically. We spent over 1.5 years finding a way to satisfy town and environmental requirements and still getting the home that the client envisioned.
Once permitted we started pulling 320 truckloads of granite from the earth to satisfy the vertical requirements while simultaneously driving piles for the new boathouse.
Both buildings were planned to be built at the same time, simplifying material orders, and increasing trades responsibilities, which cut down costs and reduces construction time, a great plan for both the clients and neighbouring owners enjoyments of their own spaces.
The main home consisted of 150’ wide, 6,000 sqft bungalow hanging over the edge of the shoreline but also sliding back into the trees providing privacy in the right places. The boathouse consisted of a new steel 95’ wide dock, 3 slip boathouse with living accommodations and covered spaces above.
